After you’ve viewed a property with us, to apply, simply fill out our Note of Interest form, found on our website or via a QR code given out at the viewing.
We’ll guide you through our straightforward application process, which involves completing an application form with your personal details, employment information and preferred move-in date.
Our tailored approach means we’ll work with you to make the process as smooth as possible while ensuring all necessary checks are completed efficiently.
As part of our comprehensive referencing process, you’ll need to supply proof of identity (passport or driving licence), proof of current address, recent pay slips or employment contract, bank statements from the last three months, and contact details for your current or previous landlord if applicable. We may also request additional documentation depending on your individual circumstances, but we’ll always be transparent about what’s needed and why.
In Scotland, landlords are required to protect tenants’ deposits in a government-approved tenancy deposit scheme. We use Safe Deposit Scotland to ensure your deposit is securely held and returned to you at the end of your tenancy, minus any deductions for unpaid rent or damages. This provides peace of mind and a fair process for all parties.
A guarantor is someone who agrees to take financial responsibility for your rent and any other tenancy obligations if you’re unable to meet them. You might need a guarantor if you’re a student, have limited credit history, or don’t meet our standard affordability requirements (typically 2.5 times the monthly rent in combined household income).
Your guarantor must be a UK resident, pass the same referencing checks as you, and sign a separate guarantor agreement as part of your tenancy agreement.
Your first month’s rent is due before you collect your keys, minimal 48 hours, for moving into the property. We’ll confirm the amount and provide you with our payment details to ensure a smooth transition into your new home.
If you move in after the 1st of the month, pro-rata rent will be due until the end of that month, with a full month’s rent due on the 1st of each month going forward.
You’ll receive your keys on your tenancy start date once your rent and deposit has been paid, and your tenancy agreement has been signed.
A copy of your inventory, will be emailed over to you, which has been conducted by a third party – which you’ll have 7 days to check and send back with any amendments or notes.
Yes, tenants’ contents insurance is highly recommended to protect your personal belongings against theft, fire, or accidental damage. It’s your responsibility as a tenant to arrange this, ensuring your items are covered throughout the tenancy.
Landlords are responsible for most property repairs, including structural issues, plumbing, and heating. As a tenant, you’re expected to take care of minor maintenance tasks, like changing lightbulbs or keeping the property clean. If you notice any issues, report them promptly, and we’ll arrange the necessary repairs.
For genuine emergencies outside our office hours (Monday-Friday, 9am-5pm), we provide 24-hour emergency repair services through our trusted contractors. You can find all emergency contact numbers on our Emergency Contacts page, including electricians, locksmiths, plumbers, and gas emergency services.
When contacting any contractor, please clearly state that you are a tenant of Rosevale Letting. However, please note that if the contractor does not deem the call-out to be a genuine emergency, you will be responsible for the cost.
For non-urgent repairs during office hours, simply contact our team and we’ll arrange the necessary work through our regular maintenance process.
At the end of your tenancy, ensure the property is returned in the same condition as when you moved in, allowing for fair wear and tear. This includes completing end of tenancy cleaning, removing all personal belongings and addressing any agreed-upon responsibilities, such as garden maintenance. We’ll conduct a final inspection to ensure everything is in order.
Under Scottish law, tenants must provide at least 28 days’ written notice to end their tenancy. This moving out notice must clearly state your intention to vacate and your proposed move-out date.
Your deposit will be returned within a reasonable timeframe after you’ve moved out and we’ve completed the final inspection. Under the Tenancy Deposit Scheme, any agreed deductions for damage, cleaning, or unpaid rent will be processed through their dispute resolution service if needed.
We’ll provide you with a detailed breakdown of any deductions along with supporting evidence such as receipts or photographs. The remaining balance will then be released directly to you by the deposit protection scheme.
